The ground floor residents at this prestigious residential complex opposite the Houses of Parliament had discovered water ingress from the base of the front curtain wall within the decorative flower beds.
Once exposed, we found 3 separate waterproofing systems applied one on top of another. We stripped everything back to an open joint at the base of the curtain wall. This 30mm void allowed water to flow into the ground floor flats and the carpark below. We revealed the outlets, some of which were blocked with concrete, all were raised higher than the deck which resulted in a constant water depth of 20mm. We laid a screed to falls, corrected the defects and installed an Acriflex Winter waterproofing system with deck drain over. The flower beds were re-instated.
