Diagnosis

These new apartments are converted from a former hotel, built on an exposed cliff above the Welsh sea. Water had been entering the building and car park from the external podium decks that extend over the lower floors. The structure leaked soon after conversion and was repaired several times, but the work was unsuccessful. 

 

Solution

In our assessment of the long-term problem, we exposed the junction between wall and concrete slab and found poor and at some points absent upstand detailing which allowed water to run into the building. The finishes were stripped back and we installed a fillet before forming new upstands using a compatible Bituthene system. This allowed us to link to the existing deck waterproofing. New outlets were formed; others that we discovered were completely blocked we cleared and new falls were created – away from the building!
